This spacious, light, airy and beautifully furnished and equipped luxury apartment with glimpses of the Fal River is located close to The Maritime Museum, Lifeboat Station and Railway Station. It is only a short walk to the lovely, sandy Gyllyngvase Beach, historic Pendennis Castle and to the centre of Falmouth.

This extremely comfortable, newly refurbished apartment is set within the impressive Imperial Court and can be accessed by lift and stairs. There are views from both bedrooms out towards the Trefusis shore and its location could hardly be better for accessing the year round attractions of the area.

With Falmouth Docks railway station only a couple of hundred yards away and the Falmouth shuttle bus stop close by, a car is unnecessary nonetheless; free off street parking is available for one vehicle.

Second Floor Only: Kitchen with open plan lounge / dining area. Master double bedroom with king size bed and en-suite shower room. Followed by a twin bedroom and separate bathroom.
Exterior: Communal garden.

Facilities & Services
Heating is via central heating throughout. The kitchen is fully equipped with an electric oven & gas hob, kettle, toaster, fridge / freezer, microwave, dishwasher, washing machine and electric airer. There is a flatscreen digital TV & DVD player, in the lounge area plus a CD & Radio. WiFi is available at the property. There is an iron & ironing board and hair dryer.

Miscellaneous
Electricity, heating, bed linen, towels & beach towels are all included. There is a lift. There is private off road parking facilities provided for one car with a permit supplied. Regrettably no smoking or dogs are allowed. There is a cot & high chair available.

Falmouth is one of Cornwall's most popular places to visit because of it's unique mix of attractions, water sports, beaches, history and place to eat. The National Maritime Museum Cornwall and Pendennis Castle are both high on visitors lists of places to visit and the views from Pendennis on a fine day a truly magical. Falmouth is the sailing capital of Cornwall with its spectacular deep water natural harbour offering a haven for both cruisers and racers. Many events are held through the summer culminating in the famous Falmouth Regatta Week and associated shore side events. The beaches at Gyllyngvase & Swanpool are coarse sand and are wonderfully sunny south facing spots.

You can ride the ferry to beautiful St Mawes for the day or take a delightful trip around the estuary stopping off at either Trelissick Gardens or Smugglers Cottage for a cream tea! There are plenty of places to eat & drink in Falmouth and recently Rick Stein has opened his Fish & Chip Restaurant & Oyster Bar at Discovery Quay adding to the superb mix across the town.

The title probably says it but we have stayed at Imperial Court on several occasions now and it's one of those places you would want to return to. Comfortable* and clean, well appointed with easy access to both the town of Falmouth, Pendennis Castle and the beaches, and with allocated parking** Imperial Court is the ideal accommodation for a relaxing break. With a large lounge, a double en-suite bedroom and a second bedroom with 2 single beds opposite a very sizeable bathroom, a good quality kitchen with plenty of storage, and finally a small entrance lobby off the corridor this really is a home from home So are there any negatives - well firstly (*) the sofa's aren't to our personal taste and we find they lack support but in saying that this is very individual so I'll leave you to make up your own minds on that one, and secondly (**) whilst the parking is ideal it's under a tree so be prepared to remove tree sap or worse when you are ready to use the car - small issues and I really am nit-picking there so don't let these very minor issues put you off. You will get some noise from the docks, and sometimes passers-by will be heard returning from a night out on the town, but nothing obtrusive and again individuals will feel differently about these aspects I suppose, but the accommodation is in a town and this is to be expected Would I stay again - yes. Should you stay - yes (but don't book the week/s I want!) Happy holidays all

We had a fantastic stay at 10 Imperial Court and would definitely recommend it. It's really spacious, we'll equipped and the location is perfect for the town, Pendennis Castle, the local leisure centre, beaches and Events Square. Really clean and tidy on Our arrival, we settled in very quickly. Will look to stay here again on Our next visit to Falmouth.

A lovely holiday apartment. Well appointed, light and airy, and very spacious. Nicely decorated and with nice touches such as washing up liquid, good quality toilet rolls etc, DVDs and a puzzle to do. Also nice to receive a text from the housekeeper to advise that it was ready ahead of scheduled arrivals time, and a bottle of wine in the fridge! Parking also a real bonus - remember to put permit in car though, we saw neighbours get a parking fine on their first night! Loved it and hope to be back.

Wonderful apartment very comfortable in a great location. Everything you need for a relaxing stay in Falmouth, however you will need to tackle the problem that is caused by the birds in the tree above the parking space. Spent hours cleaning car finally abandoned it and parked on road. Owners are trying their best to deal with it so don't be put off I would stay there again in a heartbeat, you will not be disappointed just go prepared.

Our fist impression on entering this apartment was how spacious it was. Very clean, two large bedrooms - one ensuite, and a separate bathroom as well. Dining/lounge was lovely, and the kitchen also was spacious and well equipped. Decor and facilities all looked quite new. View over the dock building allowing a glimpse of water, and lifeboat station just below. It was only a short 10 minute walk into the first shopping area, and marina. Overall an excellent accommodation.

So yes, it was the last week of January, and we always experience rain and gales, but this was the perfect place for such a week. The apartment was perfect with everything we needed to relax, read, watch films we'd brought with us, etc. and get out and about into Falmouth when we felt like exploring and the weather allowed. A well equipped apartment so perfect for cooking when we felt like it and the perfect distance into town for the shops, cinema, restaurants and bars, with a nice amble back afterwards. The beach / coast is then the same easy distance the other way. Whole process made easy with a text from Roger when all was ready on the Saturday and easy collection and return of the keys to a hotel on the way in / out of Falmouth. We enjoyed our week of relaxing so much that we didn't actually leave Falmouth (just for the day) until the Thursday. Yes, car got covered by pigeons in tree above parking space on first day, nothing owners can do about this as space pre-allocated with apartment, and it's basically what birds do when sitting in a tree. Out of season we were able to park on the road for free and plenty of space to do so. Others who may need to use space may want to consider taking some sort of cover / be prepared to wash it off each time you go to car. A lovely stay where our week felt much longer.

This is the 4th time we've stayed at Imperial Court, and the 2nd time this year, so that should really summarise how much we like the accommodation and spending our time here Situated on the outskirts of the main town, which is a short 5 minute walk away, Imperial Court is ideally placed for access to not only the town but to the peninsula and to the beaches. It is also very close to Falmouth Docks station, and again only a short walk from Falmouth Town station so those who don't wish to drive are well catered for The accommodation comes with allocated parking which is ideal and a huge bonus, but there is still the problem of the fact that the space is under a tree and that Seagulls tend to populate the tree quite frequently so be prepared for some car cleaning when you get home. The flat itself is clean, well equiped,spacious and comfortable and the only real let down for us is the sofa's in the lounge which we don't find too supportive but that could be more of a personal preference than an issue so don't read too much into that without trying them for yourselves. A fault with the dishwasher we notified to the owner upon leaving on our first visit this year had been resolved by a new dishwasher being fitted which I think evidences the owners commitment to maintain the accommodation and keep it to an excellent standard Those who choose this accommodation will be contacted by Roger (text - we've never met him, or at least we don't think we have!) when the accommodation is ready, which is usually well before the 4pm suggested, and we've always had a welcome bottle of wine waiting (and from the visitors book, so have others) - a nice welcoming touch and just makes it that bit more homely Overall I can only recommend this accommodation, as evidenced by the number of times we've been, and would thank the owner and Roger for maintaining the property and allowing us the opportunity to stay

From arrival to leaving, our stay was superb. The apartment was clean, comfortable and contemporary. Its location couldn't have been better for all of our local needs and further afield. It is ideally placed for walking into the Square and to Falmouth town centre, as well as being just in the right place to pick up routes out of town. Despite building work immediately opposite, the venue was quiet. The furnishings and fabric of the apartment are wonderful, tasteful and fresh. The kitchen is one that can be envied by many and is suitable for creating banquets or takeaways! Parking onsite is a real boon - despite the dive-bombing gulls and pigeons! A really pleasant stay in a lovely location.

This will probably speak for itself as it's the third time we have stayed at this accommodation and we hope to be able to come back very soon Situated a short walk from either Falmouth town, the beaches on the south and the Falmouth Docks station, with allocated parking this is an ideal place to stay for those that want a relaxing comfortable break. With a large lounge/dining room, fully equipped kitchen, and two large bedrooms (the master is a double with en-suite facilities, and the other has two single beds) the accommodation is spacious and comfortable. Roger, the housekeeper, did a superb job of getting the accommodation ready and with a text to let us know it was ready for us, fresh flowers in the living room and a bottle of wine chilling in the fridge when we arrived I don't think anyone can ask much more

Very pleasant accommodation, good position for the centre of Falmouth. Spotless flat , a bit of a shame that building works going on over the road, i expect the view would have been somewhat better before that began, but this is out of everyone's control

We had a great stay - accommodation very spacious, clean and comfortable, also very convenient for all that Falmouth has to offer. The apartment was very well equipped but it would benefit from some more coat hangers - not a problem for us as we only had a 3 day break but definitely not enough for 4 people staying for a whole week. Much higher standard than some holiday accommodation with good information on all appliances, always useful when using something different from home. We would love to visit another time.

We really enjoyed our stay in Falmouth.... it was a most welcome break at the beginning of the Winter Season. The apartment was most conveniently located- for shops and beach, with parking too. You wouldnt really need a car anyway, unless you wanted to explore further afield. The arrangements for key collection and for help should problems arise, were all very well organised, but all was in order, so there was no need to contact anyone anyway. Everything was ready for us, and worked!..... ... wi-fi, TV, DVD.....washing machine etc.....(which it doesn't in many holiday lets we've been in) and we had a most comfortable stay. There were just the two of us, and it was plenty big enough for more..... Thank you so much... we shall definitely come again if we decide to holiday in Cornwall.

Brilliant apartment in terms of:- 1.Location - within walking distance of shops/bars/restaurants and beaches, yet in a slightly quieter part of town. No need for car, with many amenities on doorstep. 2. Cleanliness - can not fault it. 3. Comfort - really comfy beds and lovely linen. Nice squidgy sofas with plenty of cushions. 4.Facilities - free Wi-Fi (so important with teenagers!!) Plenty of kit in the kitchen. A lift if unable to tackle a few stairs. Onsite parking. 5. Extras - lovely bottle of wine on arrival provided by the owners...really nice touch Would definitely return and recommend to others

Well equipped accommodation although the crockery could do with renewal. Plates are very worn. The parking space is great to have believe it would benefit anyone staying to be aware of the issue with bird droppings from the tree above the space, as this is a problem. Our new car is going to the garage this week for them to look at the damage to the paint work.

I have asked the management company if the branches can be trimmed, but the trees have a 'protected status' and cannot be pruned. There is a standpipe nearby and plenty of cleaning materials and a bucket in the flat, under the sink. I am looking at the possibility of fixing deterrents to the branches.

This property is very clean, well equipped, spacious, comfortable, light and airy and in a great location for exploring Falmouth (on foot - there are some great pubs and restaurants nearby. Falmouth is also good for running - although the hills are challenging!) and the surrounding area. There were some nice extra touches, like a bottle of wine on arrival, and we were made to feel very welcome. Also, the heated arier was fantastic, and we are now getting one! In our view there was one minor negative to the apartment - this is the fact that the allocated parking space is under a tree which is very popular with birds (as previous reviews mention), and unfortunately you just can't escape it. However, as long as you're prepared for it, and accept that your car will get messy, it's not a major issue. Overall, we loved the apartment and had a very happy holiday. One of the nicest places we've stayed. Our 6 year old daughter simply loved it and was very sad to leave. We would definitely stay here again, and are currently are looking into booking next year.

This is the 3rd time we've stayed at Imperial Court, which should say something in itself, and we've just booked again. The location of Imperial Court is superb - just on the edge of the town with allocated parking, easy access to the town and front, the docks (frequent rail service to Truro), and to the south beach and peninsula, but far enough out to provide a peaceful and relaxed place to stay when not out and about. Positioned on the 2nd (or 3rd depending if you count the ground as floor 1 or not) floor steps lead up to the front of the block and then whilst there's a lift again there are still a few stairs to navigate to may not be for those with restricted mobility, but the flat itself is on one level, absolutely lovely and well appointed with everything one could realistically need. As I say we're going back for the 4th time so that should say something about a recommendation. Are there any negatives? Well oddly the double-bed sort of goes down at the edges so you feel like your sliding off if you turn over, and we personally find the sofa's not to our personal taste and a bit floppy but again that's personal taste and others will probably find these superb. That being said doesn't mar the experience whatsoever. The only other possible negative is the seagull excrement that lands on the car - unfortunately the space is under a tree so prepare to have the car "attacked". I knew what was coming this time so gave the car a polish and put a repellent over the glass which did aid washing the inevitable deposits off - to be fair that's not to do with the holiday letting as the space is allocated (perhaps the owner could take that up with the building owner I wonder - might suggest that) but worth mentioning. If you get the opportunity stay here - you wont be disappointed.

Although we were only able to stay for a few days we found No.10 Imperial Court exceptional. We would definitely recommend this apartment and we ourselves will stay again, hopefully in 2016. The apartment is in a great position between Beaches, Harbour and Town. A few minutes walk and you are there. Inside the apartment is beautiful, comfortable and very large, the best we have stayed in since we started to come to Falmouth some 45 years ago. It has been a wonderful break for us and we were so pleased we were able to get there in the end! Thank you Roger and Rosemary for a great stay.

Myself, my husband and 2 children (age 7 and 3) had a lovely holiday here. The apartment is a lovely size and has everything you could need. The double bed is extremely soft, however I slept better than I have in quite a few years! The only thing that would have made the apartment better is a 3 seater sofa. One other thing to note, if like myself you are allergic to goose feather pillows or cushions, they are everywhere, so pack your anti-histamines!!

This is the second time we have stayed at Imperial Court, albeit in different flats, and having been impressed the first time this flat/stay exceeded that first experience by far. To start Imperial Court includes allocated parking for one car which is a great benefit and takes the hassle of having to find parking both upon arrival and throughout the stay making a wonderful start. The flat is in a secure block and has a lift in the centre of the stairwell but this doesn't go to the floor with the holiday flat - that didn't affect us but we can appreciate those with mobility issues or with heavier luggage could struggle slightly so something to be aware of. Entering the flat we found this to be superbly clean and very well appointed holiday accommodation finished to a very high standard. The lounge has a TV and stereo, two sofa's and a 6 seater dining table and through double-doors you enter the fully fitted kitchen wth dishwasher and washing machine. There is then a main double en-suite bedroom and a second bedroom with two single beds, and a fully fitted bathroom. We arrived to a very welcoming message from Roger and a bottle of wine (which was appreciated after our trip down from Northamptonshire), fresh towels and found the flat spotlessly clean - can't fault it and thanks again to Roger. If there were any niggles at all we'd have perhaps preferred a double bed in the second room (althouh the layout of that room would make this difficult) and on probably an even more personal level found the sofa's tended to tip us off (!) but we prefer to sit up and have a higher back so that's more personal than anything and certainly not a negative. We can't fault the accommodation and can only recommend this flat.

Located in Falmouth near to Docks' always plenty of interesting activity to see from this lovely 3rd floor flat. All room very comfortable with plenty of and many extras in in large kitchen space. Access to flat very easy although the lift was slow . A clear view from window to easy car parking bar eased any concerns about car security. Could have any with operating instructions for video as we were unable to play any of the large selection of films. Both bathrooms were very spacious 7 well equipped although I did find the on bathroom fan noisy. The bottle of free wine on arrival was more than welcome. We really enjoyed our stay in this great flat and hope to come again. The train station is just 5 minutes away as is Falmouth shopping centre. The lovely beach being just 10 minutes.

This apartment was clean and comfortable. We found the beds very comfortable and it was very nice to have clean crisp white linen on the beds. The apartment had everything you needed to make the stay comfortable. The only down side was we found the heating was insufficient and as the weather was awful we tended to stay in most days and we were very cold, Heating seemed to come in for about an hour morning and evening. I would have been happy to pay for more heating, I should have contacted the housekeeper, but did not want to bother him. A nice touch was the bottle of wine on arrival. Location was good as it was near harbour and the National Maritime Museum.

Fantastic apartment, great spot and everything you need is in the apartment. Had a lovely week stay and wanted to stay longer but sadly it had already been booked.. Can I just say the only hassle we had was getting the key from the lady at Premier. She was quite abrupt and told me we could not get in before 4.00pm. I had a text from Roger the caretaker and he sent a text to me and said the apartment was ready at 2.00pm. I went and had coffee and went back ready for a showdown but luckily she wasnt there and a young nice guy gave me the key. That was the only hassle. No need to print this thought. We stayed here last May for a week and were happy enough to return to this well appointed, well located generously sized apartment for a second time over October half term. Rosemary and Roger could not be more helpful and welcoming. They really give you the personal welcome. The apartment is on the third floor so benefits from good views to the harbour and the working docks - fascinating when there are the big boats in. There is everything you need for a relaxing holiday - from the comfy, crisp beds to the fluffy white towels, lots of crockery, good quality kitchen equipment and even the 'little' things like liquid soap in the bathrooms and foil in the kitchen. There was a bit more noise this time (we believe from the apartment below us but couldn't be too sure) but this being Halloween and having a student house next door we couldn't have expected anything else really. It didn't upset us too much. We have a 16 year old and a 10 year old who were catered for with a good internet connection! All in all we love staying here and wouldn't write off a third visit. Thank you.

I stayed at Imperial Court with my husband in July 2013. We found the apartment to be exceptionally comfortable, clean and well-located and could not fault it in any way. The key pick up and drop off was easy and convenient and the parking was just outside in the private car park in an allocated space - just what you want after a long journey. The views were wonderful, always providing something of interest and the sunsets from the living room were magnificent. The kingsized bed was very comfortable and the en-suite and second bathroom were very clean. The kitchen was really well laid out with everything we needed and we liked having the option to be either open-plan, making it very sociable when cooking a meal, or closing the doors to separate the kitchen from the living area. There was ample storage space: wardrobes and drawers. The location was fabulous - with the beach and the town both easily accessible in just a few minutes on foot and it was convenient when travelling further afield by car, being close to a main route out of Falmouth. The only negative thing I could say - and this is nothing to do with the apartment - is that even with the lift access, there are still a few stairs to negotiate - so next time we go, I will try not to pack everything and the kitchen sink! We had a great time there and a week was not long enough.

We had a wonderfully relaxing holiday and a large part of that was down to the clean, comfortable and perfectly placed apartment. It's so close to town and the beaches and lots to see just sitting in the window. When we felt energetic we went out to the seal sanctuary, walking along the coastal path and 'Segwaying'. Highlights with eating - The Treehouse, Cribbs and Maenporth Beach Cafe, and not forgetting Miss Peapod's Cafe too.

A very cosy and well appointed apartment. We've had a fabulous week with great weather! If you want fantastic food and love all things that live inside shells, then you must book a table at The Wheelhouse but be sure to book. Cribbs is another gem - don't be put off by the exterior, the food and atmosphere are great. Hunkydory is another foodie delight. Do take the King Harry Ferry over to the Roseland Peninsula as it is beautiful. A great time was had by all. Many thanks.
