With an enviable position above Porthallow, the beautiful panoramic views over the sea from Roskorwell Manor Farmhouse and gardens will set you in holiday mode. With a short walk down the hill to the local beach and pub, this amazing conversion of a former barn for Roskorwell Manor, offers guests a comfortable and very stylish retreat. The Owner’s attention to detail is evident throughout the property where the use of traditional materials blends seamlessly with modern style creating wonderfully stylish yet very comfortable holiday home. The property has a reverse style layout with bedrooms on the ground floor and the comfortable sitting room on the first floor level. The amazing kitchen / breakfast room has granite work surfaces and solid oak units with Neff appliances. Huge french windows open from the kitchen onto the elevated slate covered patio with uninterrupted views over the Cornish dry stone wall out across Falmouth Bay. The feature stone walls throughout the property provide amazing character to many of the rooms.

A fabulous hot tub in a very private spot sits in the corner of the enclosed patio, also accessed from french windows from the master bedroom. To one side of the garden is a raised lawn area and a summer house which has the best views of the whole property - what an amazing place to relax or a perfect spot for dining al fresco or simply relaxing in the sun or under the shade of the summer-house. With a great local pub a short stroll down the hill, coastal walks from your doorstep and easy access to the Lizard peninsula, Helford passage and beyond, Manor Farmhouse could be your dream holiday home, however it might just be so good that you may never want to leave.

Ground Floor: Main entrance into hallway leading to the large fully fitted oak kitchen with granite work surfaces and Neff sppliances. An island unit creates fabulous amounts of work surface. A large oak dining table seating 8 and an oak dresser occupy the end of this amazing space with the large french windows and glazing above giving every justice to the amazing view out to see. Get up early and watch an amazing sunrise over the sea!
First Floor: A staircase with a stair gate at both bottom and top leads to the open plan sitting room with a huge comfortable sofa with chaise longue and a raised dining area at one end with a fabulous antique dining table.
Lower Ground Floor: The master bedroom has an impressive 6' super kingsized wooden bed alongside other furniture made by Amish craftsmen in the USA and french windows opening to the private hot tub area. The en suite shower-room with a walk-in double shower with large shower rose and separate dressing-room are just next door. The second bedroom has 2 3' single beds that can be linked together to provide a single 6' super kingsized bed. The third bedroom is furnished with a lovely 4' 6" wooden double bed and an antique Victorian wash stand. The fourth bedroom has a more modern feel with a 5' kingsized bed and en-suite shower room.
Exterior: There is a grassed garden, enclosed via stock fences and a Cornish dry stone wall so you might have to watch an escapee dog. There is plenty of space and the views out to sea are fantastic. Particularly good is the summerhouse which sits on a raised area to one side of the garden and provides the very best views.

Facilities & Services
There is oil fired central heating that provides under floor heating which is individually controlled from every room, but the property is so well insulated it is always warm. There are heated towel rails in all bathrooms and a wood burning stove in the sitting room. The kitchen has an electric hob, electric oven, microwave with grill, toaster, kettle, fridge/freezer, dishwasher, separate washing machine and drier. In the sitting room there is a flatscreen, large TV & DVD player. The sitting room also has a SONUS wifi controlled surround sound system linked to the TV. WiFi is available throughout the property. There is an iron and ironing board. A travel cot & two highchairs are available (please bring bedding for travel cot) and there are stair gates top and bottom of the stairs.

Electricity, heating, bed linen (apart from cot bedding) & towels are all included but please provide your own beach towels also for use in the hot tub. An initial basket of logs is provided for your stay; thereafter further supplies can be purchased from the owner or from the local shop. Off road parking is available. Up to 2 well behaved dogs will be permitted at a small additional cost of £25 per dog / per week. Additional dogs may be permitted on application. Please bring towels for the dogs and do not allow them on the furniture or in the bedrooms at anytime. Regrettably no smoking is allowed.

The Lizard is an area of unspoilt natural beauty within which lies Lizard Point - the most southerly tip of UK mainland. Numerous beaches and attractions make this stunning area very popular for visitors and locals alike.

Roskorwell is located a couple of minutes drive out of the small village of Porthallow whose pub’s name, The Five Pilchards, indicates the traditional occupation of its inhabitants. The old pilchard cellars can still be seen near the beach. The beach itself is shingly and is a great place for some sea swimming in fine weather. You can park your car right on the beach when a wild storm is blowing too! Also near here is the old farm of Tregellast Barton where Roskilly’sorganic ice-cream is made from the milk and cream of their Jersey cows. Call in for one of their 24 flavours of ice-cream, or stay longer and check out the farm. An ideal place for families, you can go for pleasant walks, watch the milking, see the animals and enjoy tea and cakes by the farmhouse fireside.

The Lighthouse on the Lizard Peninsula is the most Southerly point in Great Britain, having stood since 1751 warning passing ships of the infamous 'Man O' War rocks'. The Lizard has so much to offer for such a remote location. Poldhu Cove, home of Marconi's first transatlantic radio message in 1901. The National Seal Sanctuary at Gweek moved to its current location in 1975 and is home to grey seals and common seals, as well as Californian and Patagonian sea lions. The sanctuary often rescue other marine life as well when demand requires.

Coverack is a wonderful, picturesque fishing village on the eastern edge of the Lizard Peninsula. It’s large crescent shaped beach is a great place for sailing, windsurfing and diving. Divers are particularly drawn to The Manacles, a group of rocks which have claimed numerous ships and left fascinating wrecks to explore. Pleasure boats and fishing boats shelter in the little harbour built out of local green serpentine rock, which is some of the oldest geological strata known to exist. To get to Coverack you cross through Goonhilly Downs, which is composed of heathland and hosts some rare plants such as the Cornish Heath, the county flower. The Downs are also home to the Goonhilly Satellite Earth Station, one of the worlds largest satellite earth receiving station with over 60 communications dishes. The iconic satellite dishes can be seen from miles around.

The property is just a couple miles from the little village of St Keverne which has shops, a Post Office, churches and pubs. Amazing beaches at Kennack Sands & Kynance Cove are just a short distance away.

Trebah Gardens at Mawnan Smith is a 25 acre sub tropical privately owned gardens set above the Helford River. Nearby Glendurgan Gardens boasting a recently refurbished 177 year old laurel maze, is now owned by the National Trust. For a fun-filled family day out why not visit The Flambards Experience, offering more rides, amusements and exhibitions than anywhere else in Cornwall. On the Helford River sits Frenchman's Creek where Daphne du Maurier spent her honeymoon dreaming of the Cornish villages that set the scene for her novels.
