Nelly's Cottage sits in about 2 acres of paddock in rolling countryside to the north of the village of Constantine, within a short drive of the harbour town of Falmouth and the beautiful Helford River. A quite amazing house, constructed just 5 years ago, Nelly's Cottage offers a grand galleried living space with the rustic oak frame giving an amazing character to such a young house. You will feel instantly at home here with all the great spots for relaxing around the house. Perhaps the highlight is the south facing covered veranda, accessed via bi-fold doors from the main living area. The veranda is a brilliant place to relax, enjoy a meal or just read a book, whatever the weather!

This is a very dog friendly property with a large (but not enclosed) 2 acre paddock surrounding the house. Named after the Owner's own black labrador Nelly, your four legged friend will feel equally at home here as you will!

The area is a simply delightful, with coastal and estuary walks, yachting and boating opportunities in the Fal estuary and Helford River and just a short drive to the great surf beaches at Porthleven and Praa Sands.

Accommodation
Ground Floor: The entrance door leads into the galleried living space with kitchen area, dining table and comfortable lounge area with wood burning stove. Access to the veranda is via 2 sets of b-fold doors. The open plan kitchen is just the cooking area with a separate large "rough kitchen" providing laundry facilities and fridges. To the end of the living area is a corridor leading to the twin bedroom, the family bathroom (with over bath shower) and second double bedroom (5' bed) with French windows opening onto the paddock.
First Floor: Master bedroom with 5' double bed, a separate dressing room and shower room. Access also to the balcony overlooking the living space which is a wonderful spot to enjoy a good book.
Exterior: The veranda is over a patio deck with external furniture. There is also a built in BBQ. The paddock extends to about 2 acres, but please note it is not enclosed. The photos also show a pond in the garden, please note that this will be drained during lettings for health and safety.

Facilities & Services
Heating is via underfloor heating, on request, and the wood burning stove. The kitchen is traditional style with an electric range cooker and hob. There is a microwave, toaster, kettle, large fridge, separate freezer, dishwasher and washing machine in the separate utility room. The living area has a digital TV & DVD player and iPod dock. There is WiFi available at the property. There is an iron & ironing board.

Miscellaneous
Electricity, heating, bed linen are included, but you will need to provide your own towels. There is parking available for up to 2 cars. Up to 2 well behaved dogs will be permitted at a small additional cost of £25 per dog / per week, downstairs only and strictly not on an furniture, and do please remember that you cannot leave dogs unattended in the cottage alone. Regrettably no smoking is allowed. There is a toddler booster seat available. The owners live in the grounds.

Constantine is a gem of a village, tucked away between Falmouth and Gweek, the village originally grew up around the church and the local industries all revolved around mining of tin and copper, quarrying of fine Cornish granite and agriculture. There is a village store and wonderful Post Office which has an exceptional off license - there are not many local shops that stock 65 year old bottles of finest malt whisky! North Helford covers the area from Maenporth to Helston and includes places such as Mawnan Smith, Helford Passage, Constantine & Gweek. The area has many delights such as Trebah and Glendurgan Gardens, The Seal Sanctuary at Gweek, Goonhilly Earth and Satellite Station and The Ferry Boat Inn. With easy access to Falmouth, attractions such as The National Maritime Museum Falmouth, Rick Stein's Fish and Chips on Discovery Quay, Flambards Theme Park, Pendennis Castle and even St Mawes Castle via a 20 minute foot ferry, are all within reach.

Daphne du Maurier wrote her only romantic novel Frenchman's Creek about the River Helford, and who can blame her as the views really are beautiful. Glendurgan Gardens run by the National Trust hold a 176 year old laurel maze and the 'Giants Stride' swing most popular with children. St Anthony-in-Meneage holds a lovely little church primarily of medieval architecture. Maenporth beach tucked away on the westerly edge of Falmouth Bay boast spectacular views, well worth a visit.

Helston was originally a thriving port. However as the river silted up over the years, this ceased to be. Where the river joins the sea, is now Cornwall's largest freshwater lake. The market town has a mixture of Georgian & Victorian architecture. On Coinagehall Street is the Blue Anchor, originally a rest house for monks, which became a tavern in the 15th century. This is possibly the oldest brewery in the country selling the strong local brew, Spingo.

Porthleven is approximately 3.5 miles south west of Helston. This charming fishing harbour also has world class surf break. A little further along the coast towards Penzance is Praa Sands, which has a mile of sandy beach. Helston is the gateway to the Lizard Peninsula and to the Helford River, which has some beautiful villages, namely St Anthony in Meneage & Helford Village.

This is a beautifully designed and well maintained barn-style house in an excellent inland location for the Helford river/coast area. The accomodation is spacious and furnished in a sort of Janis Joplin style which makes a pleasant change. The underfloor heating is not in fact available during summer months, but the owner very kindly made up a fire for us when we arrived on a cool and wet weekend. The owner lives in a cabin a few yards from the house, but this is screened off and doesn't feel intrusive. We felt the downstairs lighting was a bit dim and needs more task lamps for cooking and reading. We booked with Cornwalls Cottages, who seemed well-organised and reliable. Highly recommednded overall.

The property was well presented and clean. Nice touch providing milk, tea and biscuits and flowers on the table. Everything needed was there for cooking etc. Location handy for falmouth and beaches. Great garden around the property. Lovely place to relax and walk the dog. Owner friendly and helpful Only small thing .. a separate bin and info on what can be recycled by this local council would be useful.

The cottage is internally well presented, when booking we were led to believe that there were extensive grounds to explore which was a main driver to us booking with 2 dogs and a 3 year old toddler in the party. Upon arrival, the grounds were extremely overgrown (2 feet of grass,brambles etc) and all uphill from the back of the property which was the main disappointment. There also wasn't any indication that the owners live in a cabin next door to the property so privacy is limited and the "garden centre" mentioned was non-existent which led to us actually pulling into the drive originally then driving around for another 15mins as we thought we were at the wrong place...

I understand that a normal garden would be completely mown (as the area in front of the house is weekly), however the land surrounding the house is a two acre field and maintained as a meadow. We don't usually mow this until August because there is a large colony of rare orchids through the meadow, which is mentioned in the house guide. However, although this has not been raised as an issue previously, we would have been happy to try and sort something out during your stay. It is important, and we do request, that guests mention any concerns or problems during their stay otherwise we do not know something needs to be sorted out! During the period that we have been letting the house we have always lived next door, and this has not previously caused any concern. We cannot see or hear anything from either the house or gardens, and would most definitely not want guests to feel at all inhibited by our living in the grounds. We always call prior to your arrival to check your arrival time and also to see if you would like directions - guests are welcome to call anytime if they need anything! The property is very pleasant and we enjoyed our stay. There are few real complaints - merely suggestions for improvements. We feel that the kitchen could be updated as the hob is quite slow to react and the corner pull out cupboard is very precarious. There was very limited crockery and glass wear - only enough for 6 place settings. I appreciate that the house sleeps 6 but it meant that we either had to run the dishwasher between meals when it wasn't full up OR hand wash. Also we wanted to BBQ one evening with our in-laws, who are local, and had to ask them to bring their own place settings! The downstairs bath did not have a proper plug which meant bathing our 3 boys (we tend to put them all in together) was tricky. For the money, I would have welcomed a mid-stay linen change.

Unfortunatly the bath plug mechanism had been damaged and we had to replace it with a normal plug, which I was assured did work by previous guests. I do sincerely request that guests let us know if they have any concerns or problems so that we can sort them out as quickly as possible during their stay. I believed that extra linen changes need to be booked when the booking is made with the agency, however it is no problem to organise this during your stay if requested. In future we will make sure to check with guests who are staying longer than a week. I will also get some extra place settings to make things easier! Best wishes Sorcha

I have really enjoyed our time at Nelly's Cotage and I wish that we could have sgtayed longer. I loved the big garden and the outside diner table and I really liked the space and layout of the house. We've had a lovely time in this amazing house. Also had fantastic weather apart from one day when we visited Eden Project - well worth a visit. Visited lots of lovely dog friendly beaches and discovered a new one for us - Gwenver which is also dog friendly (very close to Sennan). Spent a day sailing on 'September' in beautiful weather, swimming off the boat and fishing - a wonderful experience enjoyed by all. Great skipper, Josh. We are truly sorry to leave today.
