Awarded Silver in the 2016/17 Cornwall Tourism Awards

Set adjoining a small courtyard of original buildings in the grounds of the beautiful house at Cosawes Barton, The Linhay is being newly converted for the 2014 season. The property has been fitted out to the highest of standards in a really comfortable style by the very caring Owners. A wonderful spot, the perfect location to either explore Cornwall or as a base to the Falmouth area, Cosawes Barton is a magical place. Dogs are very welcome and the Owners have 17 acres of woodlands and walks where you are welcome to stroll around at your leisure.

The Linhay is set out on two levels with six stairs diving the bedrooms from the living area.

Accommodation
Ground Floor only: Living room / kitchen / dining room with fully fitted hand built kitchen with a cosy wood burning stove. 6 stairs lead to the double bedrooms with master bedroom with 5' double bed with TV and en-suite bathroom with shower & WC. Second double bedroom with 4'6" double bed. There is a family bathroom with shower over the bath & WC. The twin room leads off the main corridor to the living area.
Exterior: There is a private enclosed garden for the exclusive use of guests at The Linhay. External furniture is provided and BBQ facilities are available. A separate storage room is available for bicycles, surfboards, boots & buggies. There is also a games room available in the courtyard and a climbing frame in a communal field.

Facilities & Services
Heating is via central heating and the wood burning stove. The kitchen has a range of modern equipment. There is an electric oven and hob, a microwave, toaster, kettle, fridge / freezer, dishwasher and washer / dryer. The living room area has a flatscreen digital TV & DVD player, CD player & iPod dock. There is WiFi available at the property. There is an iron & ironing board.

Miscellaneous
Electricity, heating, bed linen & towels are all included but you will need to provide your own beach towels. Up to 2 well behaved dogs are permitted at a small additional cost of £35 per dog / per week. Regrettably no smoking is allowed. Parking is available in a designated area for 2 vehicles. There is a cot & high chair available upon request.

Ponsanooth is a traditional Cornish village with a very particular heritage. It is home to the Kennel Vale Nature Reserve – a fabulous unspolit place to explore, walk and take in the wildlife and scenery of this lovely place. It also provides a great base for exploring the county more generally, being equidistant between Truro and Falmouth as well as being only a short drive to the North coast. Cosawes Barton is approximately 15 minutes’ drive from Falmouth, 20 minutes from Truro and 30 minutes from the North Coast.

The Cathedral City of Truro is in the heart of Cornwall and offers a wealth of facilities for the visitor. Dominated by the stunning cathedral, it is one of the south west's most attractive cities. Lemon Quay plays host to many events throughout the year including the Cornwall Food & Drink Festival in the Autumn and the famous Truro Fatstock Show just before Christmas. Regular farmers markets occur every Wednesday & Saturday and there are also arts & craft markets on Saturdays. There is a wonderful range of shopping for the visitor including a wide range of more specialist stores. It really is worth a wander through the back streets and alleys to find some fabulous little independent shops and boutiques.

Falmouth is one of Cornwall's most popular places to visit because of its unique mix of attractions, water sports, beaches, history and places to eat. The National Maritime Museum Cornwall and Pendennis Castle are both high on visitors’ lists of places to visit and the views from Pendennis on a fine day a truly magical. Falmouth is the sailing capital of Cornwall with its spectacular deep water natural harbour offering a haven for both cruisers and racers. Many events are held through the summer culminating in the famous Falmouth Regatta Week and associated shore side events.

For those wanting to take in the fresh air of Cornwall and blow away all stress, the opportunities for enjoying your time in this location are almost endless. From the sailing courses at Mylor Harbour or Stithians reservoir which are available throughout the summer (ideal for older children looking for an active holiday), kayaking days, fishing at Argal Reservoir, glorious cliff walks on the coastal path or cycling the old mining trails – simply take your pick.

The choice of local sandy beaches is also stunning – from Gyllingvase & Swanpool in Falmouth which are wonderfully sunny south facing spots, to the quieter and more secluded beaches of the Roseland (a particular favourite of the children of the current owners) which are only a ride on the King Harry Ferry away. You can take a longer boat trip to beautiful St Mawes for the day or sail around the estuary stopping off at either Trelissick Gardens or Smugglers Cottage for a cream tea!

Fab location. Good all round accommodation for what was required. Down side was the hardness of the beds and the soft pillows. Alternative to feather pillows would have been useful. Good acces to West Cornwall.. directions to location could have been better not easy to find ...

Very clean, modern and comfortable accommodation and the hostess was v friendly. She allowed us to bring all 3 dogs and the Linhay had a large patio'd garden with a BBQ (which we used everyday despite the weather! ).We were allowed to exercise our dogs around their grounds was very useful. Only a few negatives to say, the local pub had shut down, the lounge couldn't comfortably accommodate 6 adults and unfortunately there were no public foothpaths from Ponsanooth which meant we had to drive to different locations each day to walk.

We could not rate the cottage more highly. The owners have thought of everything, down to the tiniest details. Immaculately clean. Excellent location for exploring Cornwall. Beautiful grounds for the children to explore. They loved collecting the chicken eggs and eating them for breakfast! Possibly the nicest vacation rental we have ever stayed in, and we've stayed in a few! Will be recommending Lindhay to friends.

The Linhay is the perfect retreat to get away from it all, perfectly situated to visit the north and south coasts of Cornwall County. The cottage was so cosy and warm in the depths of winter, enabling us to return back from days out walking and visiting beaches and be able to warm ourselves by the lovely fire. The cottage was so well equiped and it was lovely to kow that we had the owners to hand to help us if we had any problems.

We stayed at Cosawes Barton the year it opened and loved every minute there, we said we'd be back but couldn't make it the following year and in that period Louise and Andy put together a new cottage "The Linhay" so we decided to stay there this year. The location of Cosawes is great, you're not too far from lots of things and yet you feel secluded, we will definately be going back, it might be nice to try it out in the winter as well as there are log burners that we really wanted to light but little point when it's 20 degrees and above!

What an amazing place! We were extremely pleased with our choice of accommodation at 'The Linhay'. A very high standard of finish and cleanliness.Its very private too, hidden at the back of all three properties.A lovely selection of local goodies on arrival.Plus, fresh eggs on our doorstep one day during our stay. Our Golden Retriever had a great time too! Lots of walking in private grounds...woods,rabbits, foxes..dog paradise!! This part of Cornwall is absolutely beautiful!

The best holiday we have ever had.The Linhay was Ideal it suited our needs there was four adults and a much loved dog The location was good for both north and south coasts the barn had a large suntrap Patio and a enclosed garden the grounds where extensive with laid out mowed paths Ideal for both us and the dog the added bonus we had good weather for our fortnight stay The Barn had everything we required for a good holiday.Would recommend it to anyone thank you

What a beautiful place to stay, clean, comfortable, friendly owners, great location. Just perfect. the boys enjoyed the games room, we loved walking around the grounds. The Linhay at Cosawes was a fantastic property with a private garden which was perfect for our dog. The large patio was great for playing ball with her and is large enough to have a barbeque at one end well away from playing kids so would suit families with children. If you are taking a dog be aware that the surrounding estate grounds are absolutely teeming with rabbits and birds - Daisy Dog (terrier cross) was so excited by all the smells she managed to squeeze under the fence to try and get to them. She is quite an escape artist though and has very strong hunting instincts, so if your dog is the same you might want to bring a long line/tether. We originally booked for a week in June but had to change our plans due to a family Christening at short notice. Louise (the owner) was fantastic in allowing us to change to September without waiting to see if the June week got booked by someone else - much appreciated as it allowed us to focus on arranging to travel to London for the Christening weekend.

The time in the Linhay was simply great. The cottage is comfortable and the hosts were so friendly. Above all the bathrooms are terrific. Some newer pots and pans and probably some more coffee spoons would be nice, but all in all the cottage can only be recommended.

Well where do I start??????.what an amazing place. We have previously stayed in many converted barns and cottages in the Devon/Cornwall area, but nothing compares to The Linhay at Cosawes. The standard of finish is excellent. It?s bright and spacious and has a very generously sized fenced garden, perfect for the dogs. The grounds/gardens are immaculately kept and provide the perfect haven for a peaceful walk following a busy day. The property itself is in a perfectly accessible location between Falmouth and Redruth. We found it ideal for exploring the many areas of Cornwall previously unvisited and a few old favourites. One of many highlights for us was Kayaking up the Fal River with Sam from Aberfal Outdoor Pursuits ? what a fantastic way to view areas and sights inaccessible on foot. Within walking distance from Cosawes is the beautiful Kennall Vale Nature Reserve (a hidden Gem). We were genuinely amazed at what we came across on our walk including old mines, waterfalls and gun powder works. The dog friendly village pub (The Stag Hunt Inn) is also well worth a visit. Both landlord and lady are very welcoming (the homemade curry selection is highly recommended) The proprietors of Cosawes Barton, Louise, Andy and children are very welcoming and live nearby should you need any help or guidance. We have never returned to previous holiday accommodation however, we will definitely be heading back to Cosawes Barton. Thank you Louise, Andy and Family

The barn conversion has been carried out to the highest standards and has retained the character of a traditional Cornish cottage. The fixtures and fittings are of the highest quality. The owner, Louise lives in a house that is directly opposite to the Linhay and was on hand if required. Louise and her family are all lovely and very friendly often delaying their activities to ensure that everything is fine and sharing their knowledge of Cornwall's attractions. When we arrived we found the most comprehensive welcome pack that we have ever experienced and everything that was provided was of the highest quality; indicative of everything associated with the Linhay. We normally holiday as a couple, but we booked the property for a family holiday as our two adult daughters decided, unusually to holiday with us. However, we enjoyed our stay so much that even though the Linhay sleeps up to six, we will book it again next year as a couple.

Beautifully presented, immaculate and clean. The Linhay was so gorgeous, we didn't want to come home!. We couldn't have wished for anywhere more perfect. Our little dog loved it too, so nice to be able to stay in a 5 star holiday home with our pooch, and the huge gardens and woodland were a big hit. Nicely located for Falmouth and surrounding villages, dog friendly pubs close by.. and lots of good walks. Thank you for a fabulous holiday, we hope to return.

What a fantastic place! The Linhay is immaculately presented with every amenity and appliance you could possibly need for your holiday. All the fixtures and fittings are of the highest standard and clearly a lot of thought has gone into the whole place. The games room, children's play area and woodlands were a big hit with the children. The location is beautifully central for the whole of West Cornwall. We will definitely return.
