The Linhay is a conversion of a charming stone farm building situated in a secluded and peaceful position, in beautiful rolling countryside north of Truro. The luxurious accommodation incorporates many traditional features of the original barn, but uses cutting edge energy saving technology to minimise its environmental impact. A quite superb location close to the bustling cathedral city of Truro, yet also within a 15 minute drive of the spectacular coastline around Porthtowan & St Agnes. Dog friendly.

Situated 4 miles north of Truro, yet only 7 miles from the golden sands of Perranporth, the sleepy hamlet of Tregavethen is an enchanting rural retreat where you can find true peace and quiet, broken only by the sounds of local wildlife and the odd passing tractor.

The Linhay was a traditional agricultural building that has been sympathetically refurbished into a quite superb two bedroom holiday home by its very caring owners, who live a short distance away. The accommodation benefits from a sizeable open plan kitchen / living space with dining table and sofas, and French windows opening onto a secluded patio area. There are two large en-suite bedrooms, one of which also has French windows to the garden so is a great place to enjoy a morning coffee.

The Linhay is a particularly environmentally friendly place to stay with cutting edge energy saving technology including solar panels, an air source heat pump, LED or energy saving light fittings wherever possible, and a rain water harvesting and recycling system. There is also a cosy wood burning stove to keep things really warm on cooler evenings. One of our luxury, dog friendly holiday cottages in Cornwall.

Accommodation
Ground Floor Only: The open plan living room is bright and airy with a high ceiling and exposed beams, and incorporates a kitchen, dining area and living area with 2 large sofas. The master bedroom has a king size bed, and an en-suite bathroom with an over-bath shower. There is a further twin bedroom with an en-suite shower room and French windows opening onto a secluded garden. Both bedrooms are fitted with attractive, locally made pine furniture.
Exterior: The private garden is on two levels, with both grassed and patio areas with unspoilt rural views, external furniture and barbeque facilities.

Facilities & Services
There is underfloor heating throughout, heated towel rails in both bathrooms and a wood burning stove (with an initial supply of wood provided - extra complimentary logs available on request in winter). The fully fitted kitchen is equipped with an electric oven, induction hob, kettle, toaster, fridge / freezer, microwave, dishwasher, washing machine and tumble drier. In the living area there is a flatscreen digital TV and a DVD player. WiFi is available at the property. There is an iron and ironing board. A highchair and travel cot are provided (please bring bedding for travel cot).
Accessibility information: There are no internal steps in the cottage, and small raised thresholds at the front and patio doors. The lower garden and patio are at the same level as the accommodation, and can be accessed from both inside the cottage and from the flat grassed track running beside the cottage. The upper garden has wide, shallow steps (approximately 4 inches high) to it.

Miscellaneous
Electricity, heating, bed linen (apart from travel cot bedding) and towels are all included. Guests are to provide their own beach towels. Hairdryer is not provided. There is off road parking for up to 2 vehicles. Up to 2 well behaved dogs will be permitted at a small additional cost of £25 per dog/per week (please bring towels for dogs and do not allow them on furniture). Regrettably no smoking is allowed.

For those wishing to sample the enormous strength of the Atlantic Ocean will do well to bring their surf boards to the Atlantic Coast. From Chapel Porth above Porthtowan, passing Perranporth, along to Fistral Beach and Watergate Bay at Newquay, up to Trevose Head and Polzeath past Padstow you will find all the best surfing beaches in the South West, of not only Cornwall but also England. The cliffs surrounding these beaches are nothing short of dramatic. In contrast to the gently rolling shores of the south coast, the north have dark mysterious drops where land has been eaten by the atlantic ocean, hence why the waves are far better here. Inland you will find Wheal Coates Mine, now looked after by the National Trust, part of the Cornwall and West Devon Mining Landscape World Heritage Site. St Agnes is part of only 12 sites in Cornwall awarded Areas of Outstanding Natural Beauty.

Newquay is not only famous for Fistral Beach, but Newquay Airport connects the county to places such as the Isles of Scilly, Edinburgh and Alicante. The Saints Way Trail is a 30 mile path from Padstow on the Atlantic Coast to Fowey on the South Coast. Padstow is more commonly known as Rick Stein country following the success of his numerous businesses in the town. Lucky really that the National Lobster Hatchery is just a stones throw away. Wadebridge, once a Market Town is now more widely known as being part of The Camel Trail, that takes the cyclist out to Padstow from the depths of Bodmin Moor.

Occupying a dramatic valley location with one of the most spectacular and beautiful beaches of the Atlantic Coast, Porthtowan has been drawing visitors for years to take advantage of its natural sun trap. A superb location for a holiday to Cornwall with a fine beach and close to good main roads means that you can easily explore the surrounding area on days that are not conducive to sitting on the beach.

Porthtowan has one of Cornwall's finest surfing waves. Producing good waves at all states of the tide, the wave is particularly good in an easterly or south easterly when it really pumps with some lovely hollow barrels. It is not for the faint hearted and beginners should be careful. An excellent surf school operates from the beach. At low tide the beach stretches down to St Agnes Head and Chapel Porth Beach where you will find a lovely National Trust Cafe full of warming hot chocolate and fabulous views.

The city of Truro is 4 miles away and has a wide selection of good shopping including a Tescos, Sainsburys, Marks & Spencer and many other high street outlets. There is also a cinema and a great selection of restaurants, pubs & cafes. The resort of Newquay is about 12 miles to the north with its spectacular surf beaches at Fistral & Watergate Bay. Jamie Oliver's "Fifteen" restaurant is located here. Padstow, with its fine selection of restaurants influenced by Rick Stein is just over 20 miles. Harbourside towns & villages such as Fowey, Falmouth & St Mawes are all within easy reach. For those flying to Cornwall, the airport is within easy reach.

The Cathedral City of Truro is in the heart of Cornwall and offers a wealth of facilities for the visitor. Dominated by the stunning cathedral, it is one of the south west's most attractive cities. Lemon Quay plays host to many events throughout the year including the Cornwall Food & Drink Festival in the Autumn and the famous Truro Fatstock Show just before Christmas. Regular farmers markets occur every Wednesdays & Saturday and there are also arts & craft markets on Saturdays.

There is a wonderful range of shopping for the visitor including all the regular high street stores, but Truro also has a wide range of more specialist stores. It really is worth a wander through the back streets and alleys to find some fabulous little boutiques.

Truro has a superb range of restaurants from Bustopher Jones & Mannings on Lemon Street to the always popular Pizza Express. There are lively bars, pubs & nightclubs including the superb Old Ale House, a busy Wetherspoons and the infamous L2 if you are so inclined! The Hall for Cornwall hosts everything from Shakespeare to rock concerts and the cinema on Lemon Street has all the latest releases.

This lovely bungalow is set in beautiful countryside away from shops and hustle and bustle. It has a fabulous garden which is enclosed if you have children or dogs. Sheep are grazed next door which might be a problem for some dog owners. The bungalow is well equipped - we cooked a couple of meals here and found everything we needed. It is advertised as a luxury property so I will mention that the double bed is not comfortable and I would suggest that a new luxury mattress might be in order. The bathrooms, bedding and towels were fresh and clean but the floor in the main room is long passed a good wash! Having said that, we had a fabulous relaxing holiday (the dog had a wonderful time too) and we would book this property again but please consider a new mattress :)

I visited Linhay for this years summer break with my wife and two children. We found the cottage very easily from the directions provided. The initial response from us all was WOW, the cottage it's self has a lovely garden area which is well fenced off if you have dogs or kids. The grass was freshly cut which made the place look exactly like the photos we'd seen. Once inside we found the cottage extremely spacious, much bigger than we'd expected. There were nice touches like tea bags, coffee and sugar available to use, a pint of milk and a nice sponge cake in the fridge. This was greatly received after our 4 hour journey. The kitchen had everything we needed and felt like a home from home. The wifi worked well which please my 11 year old son, and the barbecue and outdoor sitting area was great for me and my wife with lovely views of the beautiful country side. Linhay is ideally situated for Truro or the beautiful beach at Perranporth just 10 minutes away.

Lovely rural location but very close to beaches, beautiful gardens and very well enclosed for the dog. Good amenities and comfortable beds. The only criticism is the decor needs to be kept on top of, just a spruce up with emulsion, a bit of tile grouting in bathrooms and floors, this would reflect on the price being charged for the house more. I would definitely recommend The Linley and we would book this house again. Thank you for a lovery 2 weeks.

A very good property for visiting Truro and Falmouth. A modern conversion with a large garden for the dogs. (The fee for dogs is the only thing that reasonable dog owners see as a down side) that said a very big garden with great views.

We have stayed at The Linhay on a number of occasions, and once again, we enjoyed the peace and quiet, the facilities and the convenient location (both for the coast and for Truro). As before, it was lovely to be welcomed by flowers and cake! Just one negative comment - unlike our experience during earlier stays, we found that the underfloor heating in the main bedroom was not very effective, even after it had been on for a long time on a high thermostat setting. We were grateful for the electric heater which was provided - though we had never needed to use it before, and the weather wasn't particularly cold. Apart from that, we thoroughly enjoyed our stay.

A perfect place for our daughter to begin her recovery after major surgery. We felt immediately at home there (flowers and home-baked cake on arrival a lovely touch). This is a great location for exploring Cornwall with easy access to Truro and lots of local beaches. The property is in a beautiful setting, perfect for families with dogs (though younger children would need to be careful of the 5ft drop between gardens). The cottage has been well designed to enjoy the views but on closer inspection is looking rather tired (mouldy showers, broken floor tiles etc). The quality of some the fixtures and fittings was disappointing as were the paper thin towels and very average bedding. On arrival the cottage was not quite as clean as we have experienced elsewhere but acceptable. In spite of the above, we had a lovely time and were made to feel very welcome. We would probably consider visiting again but only if all of our other regular stay cottages were booked.

Enjoyed a great holiday in this cottage, it has everything you need. Very clean and tidy, peaceful location. Sun all day long. Directions to find the cottage were excellent. Upon arrival, we were welcomed with flowers and home made tea cakes together with a supply of tea, coffee, sugar and milk was in the fridge. Everything was just as we remembered and it was simply delightful to be back. We really appreciate the high standard of appliances and, being from Bermuda, the underfloor heating provides for our comfort. It is so convenient to be short distance to the Park and Ride to Truro, Sainsbury's and the A30. The views from this property are beautiful and it was most enjoyable to sit outside and soak in the quiet ambiance of this ideal country location. We will be back.

As reported to the Owner and Caretaker. Several window locks did not work. One window arm was broken. There was mould in the Twin room en-suite shower, extending the run on time of the extractor might help this. The seal at the bottom of that shower was faulty and water leaked on the floor. The cleaners check list included ( clean windows ) they had not been cleaned for some time. Several curtain rod brackets were coming away from the wall. The above is for your information, we had an enjoyable week and would probably book again.

The cottage is clean and comfortable, we had all we needed for a relaxing stay. The location is perfect, a quiet country lane where the loudest noises are the birds singing but Truro is just few miles down the road. Had a very enjoyable two weeks at The Linhay with our spaniel Molly. Ideal location for North and South Coast and lots of other lovely walks. We had stormy wet weather and the cottage was ideal to come home too, even with muddy boots and a soggy wet dog. Always warm with the underfloor heating and limitless supply of logs for the wood burner. Very peaceful situation and lots of space inside and outside of the cottage.

The cottage itself is fantastic and built to a high standard but we were disappointed with the economical approach to fittings, sheets, soap etc... Why supply a salt and pepper mill if there is nothing in it! The house is fairly clean but we had to evict numerous spiders which is probably due to the time of year) and the shower areas are tiled with limestone tiles which absorb bacteria and is going mouldy in areas, The house was cold when we arrived at 18:00 and the heating timer switched off at 19:20(ish) leaving most of the house cold for that evening until it kicked in again (noisly) at 07:00. We stay in a lot of cottages around the country and found this one to lack the consideration and finishing touches that this price bracket requires.

This cottage is amazing! Perfect location and very private. Excellent garden for the dog. It was cleaned to a very high standard upon our arrival. We stayed with our dog and baby and had the best time ever. The wildlife around the cottage was fantastic and as a keen photographer there was plenty of photo opportunities. The cottage is lovely and spacious with everything you possibly need. Definitely home from home! It is in a perfect location close to amenities which are just a short drive away. We did our shopping online and had it delivered which saved us a trip out and this worked brilliantly. Communication with the owners was fab and they did everything to accommodate our needs. If you are looking for somewhere private, secluded, comfortable, homely and dog friendly, then The Linhay is for you. I highly recommend a stay in this stunning cottage.

This is our third year at Linhay which is an excellent location for us. However, there always seems to be a maintenance issue.This year the over sink light in the single beds room was not working nor was the hot towel rail and this was also leaking causing a puddle. The top storage shelf in the corner kitchen cupboard had come adrift one side so we had to mend it before we could store any provisions. The sofa covers are looking tired with stains. It might be a good idea for the owners to get a maintenance check a little more often. We still enjoyed our visit though.

We do carry out regular checks, although when the cottage is fully booked week after week unfortunately it's sometimes not possible to check everything between guests' arrivals. We are sorry that we weren't aware of these issues until after the end of your stay, but we will now address them.

We arrived on friday late afternoon to find the cottage less than clean (except the kitchen area). The toilets were in need of a good bleaching & the bath had a film of dirt which become only became apparent when the shower was turned on. The shower hose itself had split & the outer metal casing had fallen away from the inner hose. The heated towel rails worked intermittently or not at all. The other shower had mould on the tiles. The roof lights in the bathrooms were filled with either leaves on dead flies. There was dust everywhere. The windows were dirty, with squashed fly remains & water stains on the white window frames from condensation. There were a number of fly filled cobwebs that had been there some time, by the lounge curtains, also cobwebs on the kitchen light fittings. Saturday morning we had to phone the owner as we thought it was unacceptable. She attended quickly & agreed it needed cleaning, albeit that not all of the above items had become apparent by this time. There was a lack of operating instructions for the the oven & hob so we again had to contact the owner. In our opinion the photos do not reflect the true state of the property in detail. All in all not worth the money & a big disappointment.

Perfect rural retreat for those that like to get away from it all, apart from pheasants, rabbits, bats, toads and a variety of other bird life. If you do have a canine companion or two would recommend that you keep them on a long line while walking up and down the green lane adjacent to the cottage. Those rabbit holes are just that bit too tempting even for the best behaved of dogs! Whilst offering the seclusion of the countryside the cottage is perfectly placed to access Truro, Falmouth and the North Cornwall coast. Truro has a variety of food shops from Aldi to Sainsbury's and a brilliant market at Lemon Quay on a Saturday and a slightly smaller market on a Wednesday. For those that don't want the hassle of food shopping you can get your groceries delivered - we did! The cottage has been very well thought out and allowed easy access both internally and externally for a wheelchair user. All mod cons were present and any queries were quickly responded to by the owners. If you are looking for a comfortable get away from it all location with easy access to the rest of Cornwall this is it.

A lovely relaxing place to stay, fabulous countryside views yet close to Truro for amenities. Central location within the county provided easy access to both north and south coasts. Cottage was spotless and comfortable. The enclosed garden meant we could relax when outside with the dog. We were thoroughly rested by the end of our stay!

We have returned on several occasions to the Linhay, and thoroughly enjoyed ourselves. The remote and quiet location is ideal for a relaxing break, but if we have a slight negative observation to make it would be that there were no spare toilet rolls on our last visit(!) , nor were there any J-cloths, which made cleaning and mopping up an interesting challenge! However, these tiny observations should NOT deter anyone from booking up - which we have already done for a return visit in March 2016! Rob and Liz Bruce

Our second stay at The Linhay was just as enjoyable as the first. The welcome package of flowers, cake etc was simply delightful and set the mood for the rest of the visit. The accommodation is well appointed with modern kitchen appliances. The location, in the country but yet close to Truro, is good and there is a direct road to the City's Park and Drive. Being from overseas we really appreciated the under floor heating which kept us warm and comfortable during a period of, what we thought, was cold weather. We certainly look forward to further visits.

The Lindhay was perfect for us with our springer spaniel dog, as the garden is enclosed. Just a shame about the beds, we found the mattresses and pillows to be uncomfortable. Such a shame as we would love to book again.

Lovely modern conversion, great location only 10 minutes from Truro. Great countryside views, and very little passing traffic. Standing outside at night listening to the tawny owls was a real treat. Unfortunately, it wasn't cold enough to light the wood burner, but the underfloor heating added a nice touch first thing in the morning. The goodies in the fridge and the flowers added a nice welcoming touch. If I have one complaint, it would be about the rather poor quality of the mattresses, but that certainly wouldn't stop us staying again.

The web site states a cot is provided - actually it's a travel cot very different no soft mattress, plus no sheets for the travel cot were provided. Generally the property was well presented, however, the tiled floor in the kitchen area was still a bit dusty which was visible to the naked eye when we first arrived, plus our daughter was on the floor crawling around she had dust on her hands. High chair - once we got it out it was dirty and mouldy - we went to buy one as we could not use this. No grill pan. No dustbin bags. Shower spot light out. No replacement soap. Dustbin bags, soap etc. are small things, however, when you are on holiday dont want to be thinking about having to go and buy them. As for the high chair, well the less said about the state of that the better. Owners need to deep clean it or replace it as soon as possible! That said, the cottage as a whole is lovely and in a fabulous central rural location to explore all of Cornwall. The views from the cottage are beautiful. The above issues did not detract from a lovely week.

We have now replaced the high chair (we would have done so during your stay had we known about it) and the new wooden one will not suffer from problems if stored damp as the last one appeared to. The website now states the cot is a travel cot and guests must provide linen for it. We're sorry this is not what you expected, but unfortunately there isn't room to store a full size cot when not in use, and while they are not quite as padded, most babies seem to settle in travel cots too. We do supply soap, loo roll, bin liners and an initial supply of kitchen cloths and dishwasher tablets so we have raised this with our cleaners to ensure these are replenished each week. The surrounding fields were being harvested around the time of your visit, causing high levels of dust in the air which may have contributed to the state of the floor, but the cleaners will also pay special attention to this in future. The grill pan was stored in a 'secret' cupboard below the oven - it has now been moved to make it more accessible. We are pleased that you still enjoyed your holiday and hope that you will find everything to your satisfaction if you return to The Linhay.

We stayed at The Linhay for 2 weeks with our daughter and 2 dogs. The cottage has an excellent outdoor garden which is secure enough for two little dogs which like to escape given an opportunity - and this time they couldn't! The Linhay is situated down a very narrow lane, with very few passing places, which made our days out a little stressful at the begging and end of the day. Tregavethan is a perfect base for days out in Cornwall as most tourist destinations are within an hours drive away.

We had a lovely restful stay at this beautiful cottage. It is an ideal location to visit the sites of Cornwall. We enjoyed the amazing views over the fields watching the wild life and sheep.The cottage is very well laid out with lots of room. Our daughter had a good 2 day surfing course at Porthtowan which was easily accessible. It would have been nice to have a garden chair to sit out in the garden area. Ideal for our cocker spaniel as lots of room for him inside and out.

This was our second stay at the Linhay and we will definitely stay there again. Beautiful, peaceful location but also close to the coast and Truro. The Linhay itself is spacious, light and very comfortable with everything we needed for our stay. Both times there were cakes, tea and milk in the fridge when we arrived which was much appreciated. The caretaker was very helpful, delivering logs for the wood burner when we ran out. We really recommend the Linhay if you are looking for a holiday in a really lovely property in a quiet location but ideally positioned to discover Cornwall.

This was our second stay at The Linhay, and we have already booked another visit. Again, we found the house to be comfortable, attractive and generally well-equipped. The kitchen benefits from an impressive array of white goods, but would benefit from a few more utensils in the kitchen, such as kitchen scales and maybe a block of sharp knives, for those of us who wish to "cook in". It was disappointing that the WiFi wasn't working, although the owners really did all that they could to remedy this.

This nice barn accomodation is located a 10 minute drive from Truro City. For those who crave noise and handiness, this is not the place to stay, but for those who like peace and quiet, it's ideal The accommodation is well set out and prettily presented, all thought out. Welcoming cup cakes a nice touch, and the supplied tea and coffee etc. I thought the warmth at night was adequate, but the rest of the family had issues. It's under floor heating with a heat pump, turned off at night to prevent guests being bothered by the noise of the pump. The wood burner in the front room was excellent - but for to give value for money, and to encourage people in winter, the courtesy logs might be extended for the whole stay of a guest family I think that the issue of may be not warm enough at night during winter (no problem in summer) might be overcome by ensuring the underfloor heating stays on permanently between guests, to allow the gentle warmth to build up. Our hosts COULD BE BOTHERED and I found them courteous and helpful at all times For tourists that have issues with following directions, the Linhay could be signed at intervals all the way down the lane. Just a thought, to conclude a "value for money" product which we would recommend, with the reservation about the underfloor heating in winter Yours sincerely THE CASSIDYS

Unfortunately, the cleaners had turned the heating down in error when the last guests left. We have raised this with them to ensure that it doesn't happen again. As you mention, the underfloor heating turns off at night (as do most domestic heating systems), but if the heating is on during the day, the floor retains some heat throughout the night so the cottage remains warm throughout. We are happy to provide extra complimentary wood to guests staying in winter if they require it. We will give details of how to request it from our caretaker in the 'Guest Information Pack' inside The Linhay.

A very enjoyable stay at this modern barn conversion. Location is great; you feel away from it all but are just minutes away from Truro and all the amenities of a large town (including a Starbucks and Mcdonalds close by for those who can't do without). The accommodation was comfortable, spacious and with all the facilities you would need. We were looking for a truly dog friendly cottage and this delivered. A spacious two tier garden, well fenced off and secure, with even a gate between the levels so we could keep the dog at ground level during the evening. Nice patio area leading off the lounge/diner with a BBQ area with nice views across the fields. We had a problem with the heating on arrival but the owners and local caretaker were excellent in responding to the problem and had it fixed the next day. Plenty of follow up afterwards to make sure all was well. Recommended and we will use again.

The Linhay is very well equipped and was in a lovely peaceful location that we found ideal as a central point to access all areas of Cornwall. The level of finish at the cottage is high and it is a comfortable place for a family of four. The only slight gripe is that the bed in the main bedroom wasn't big enough for us (but we are used to a superking!). The showers in both bathrooms were good, there was ample wardrobe space and the kitchen had everything you could need.

We really enjoyed our stay at The Linhay. With us coming from Bermuda and our friends from Florida we really appreciated the warm house in the prevailing cold June weather!
